How to Use Cross Property Commercial (Comm) Search in connectMLS

The Cross Property Commercial (Comm) search in connectMLS is designed for real estate professionals who need to explore multiple commercial property types in a single search. Whether your client is looking for Multi-Family Units, Office/Tech Spaces, Retail/Stores, or even Industrial properties, this feature lets you create a comprehensive list with ease.

For instance, if a client wants to consider both Retail and Mixed Use properties, you can set up a search that includes both types, presenting them with a variety of options that suit their business needs.

Steps to Conduct a Cross Property Commercial Search:

1. Navigate to Cross Property (Comm):

   • Start by going to the Search menu and selecting General Search.
   • Choose Cross Property (Comm) to enable the multi-property-type search for commercial listings.

2. Select Desired Property Types:

   • In the Property Type field, you can select any combination of commercial property types. For example, you might choose Retail/Stores and Office/Tech or Industrial and Mixed Use, depending on the client's requirements.

3. Customize Additional Search Fields:

   • To further refine your search, you can add filters such as:
     • Price Range: Set a minimum and maximum price to align with the client’s budget.
     • Square Footage: Specify the required square footage if space is a priority.
     • Location Filters: Filter by city, zip code, or neighborhood.
     • Listing Status: Select options like active, new, or pending.
   • Consider additional fields like Parking Spaces, Building Age, or Zoning if these are important to the client.

4. Add/Remove Fields for Custom Criteria:

   • At the bottom of the page, there’s an Add/Remove Fields button that allows you to add specific search criteria. If you need options like Utilities Available or Accessibility Features, use this feature to customize your search.
   • For instance, if a client needs a property with dedicated Loading Docks or Warehouse Space, you can add these fields to ensure more relevant results.

5. View Results:

   • Once your search criteria are set, click View Results to generate a list of properties that match the selected commercial types and filters.
