Searching the Remarks Field in connectMLS

The Remarks field in connectMLS allows advanced searching using specific rules and characters. If you want to use this field, scroll to the bottom of your search screen, click Add/Remove Fields, and add Remarks to your search criteria.

Below is a quick guide to help you use the Remarks field effectively.

Valid Characters

You can use the following in your search:

• Letters (A–Z)
• Numbers (0–9)
• Double quotes (")
• OR symbol ( | )
• Parentheses ( and )
• Hyphen (-) for exclusions
• Asterisk (*) as a wildcard (at the end of a word only)

Search Tips & Examples

• Phrases — Group words using quotes or a hyphen:
  "fixer upper" or fixer-upper
• OR Searches — Use | to find listings with either phrase:
  "fixer upper" | "needs work"
• Grouping — Combine OR with another term:
  ("fixer upper" | "needs work") foreclosure
• Exclusions —

  • Use Advanced Options > Does Not Contain for simple exclusions.

  • Or use a hyphen for advanced ones:
    ("fixer upper" | "needs work") - foreclosure
    (Don’t start a search with -, and include a space before it.)

• Wildcard Searches — Use * at the end of a word for variations:
  negotiat* (finds “negotiate” or “negotiations”)
  (Only one wildcard per word. Don’t use inside quotes or hyphenated phrases.)
