Production credit on a Team listing can either be given to the Team as a whole or split between the Team and an individual Team member.
When a Team listing is entered it will display the default listing transaction coordinator "on behalf of the Team." The default listing transaction coordinator is chosen under the Team settings. This is the person who automatically displays "on behalf of the Team" when new Team listings are entered. Generally the default is the Team lead.
The listing transaction coordinator can be updated on a listing-to-listing basis by going to Listings/Transactions once the listing is live, clicking the edit pencil for the listing, and using the "edit listing transaction coordinator" option. The listing transaction coordinator can be updated by the Team lead or Team admin.
If the Team member being added as the listing transaction coordinator has "individual credit permission" enabled in their settings (the Team lead or Team admin can check this under settings > modify my connectMLS Team), then they will be able to receive individual production credit when a listing is entered. As a result, a “List Broker Production Credit” line will be added to listing input allowing that Team member to receive an individual percentage of the production credit. If the Team member does not have "individual credit permission" then it will only give an option for the Co-List Team Production Credit (%).
During listing input, production credit percentages can be split however the Team sees fit, as long as all percentages equal 100%. The production credit percentages can be split by the Team lead or Team admin.
To only give the Team credit it would look like this:
- List Broker Production Credit (0%)
- List Team Production Credit (100%)
- Co-List Broker Production Credit (0%)
- Co-List Team Production Credit (0%)
To give an individual Team member credit and the Team credit it would look something like this:
- List Broker Production Credit (50%)
- List Team Production Credit (50%)
- Co-List Broker Production Credit (0%)
- Co-List Team Production Credit (0%)
To give the Team credit and split the credit with a co-list broker it would look something like this:
- List Broker Production Credit (0%)
- List Team Production Credit (50%)
- Co-List Broker Production Credit (50%)
- Co-List Team Production Credit (0%)
To only give the List Broker credit when a Team is not involved it would look like this:
- List Broker Production Credit (100%)
- Co-List Broker Production Credit (0%)
To give both the List Broker and Co-List Broker credit when a Team is not involved it would look like this:
- List Broker Production Credit (50%)
- Co-List Broker Production Credit (50%)
When a listing has Closed, the buy side can update the transaction coordinators and the production credit by going to Listings/Transactions, clicking the edit pencil for the listing, and using the "Edit Buyer Production Credit" option. The production credit percentages can be split however the Team sees fit as long as all percentages equal 100%. The buy side will need to check the listing once it has gone to closed to update the production credit.
To only give the Team credit it would look like this:
- Buyer Broker Production Credit (0%)
- Buyer Team Production Credit (100%)
- Co-Buyer Broker Production Credit (0%)
- Co-Buyer Team Production Credit (0%)
To give an individual Team member credit and the Team credit it would look something like this:
- Buyer Broker Production Credit (50%)
- Buyer Team Production Credit (50%)
- Co-Buyer Broker Production Credit (0%)
- Co-Buyer Team Production Credit (0%)
To give the Team credit and split the credit with a co-buyer broker it would look something like this:
- Buyer Broker Production Credit (0%)
- Buyer Team Production Credit (50%)
- Co-Buyer Broker Production Credit (50%)
- Co-Buyer Team Production Credit (0%)
To only give the Buyer Broker credit when a Team is not involved it would look like this:
- Buyer Broker Production Credit (100%)
- Co-Buyer Broker Production Credit (0%)
To give both the Buyer Broker and Co-Buyer Broker credit when a Team is not involved it would look like this:
- Buyer Broker Production Credit (50%)
- Co-Buyer Broker Production Credit (50%)
At this time, third-party reporting tools like Infosparks and Broker Metrics do not display the production credit splits entered in the MLS.
