How does Remine define off MLS transactions?

Remine defines an off-MLS transaction by comparing the public records to the MLS sold data.


Remine looks at three different deed types that typically represent an arm's length transaction has taken place. Remine then compares it to the transaction history in the MLS. If Remine sees one of these deed types recorded and there is no corresponding transaction recorded in the MLS history, Remine determines the property was sold "off market." Below are the three evaluated deed types:


  • General Warranty

  • Limited Warranty

  • Special Warranty


On the map, Remine will only display the sold properties "Off MLS" for the last six months.
