No; rooms must be categorized as what they currently are. For example, you may not list a loft as a bedroom, even if the seller is willing to put up a wall or give credit to the buyer to do so in order to make the loft into a bedroom.
However, you may use the remarks field to indicate if a seller is willing to give credit to the buyer to put up a wall, make improvements, etc.
